During his absence, routine homeowner service requests may be delayed and will not be completed until he returns.

Located in Covington, Louisiana, on the Northshore of Lake Pontchartrain, Emerald Forest is just above Interstate 12. Residents can count on an easy commute to New Orleans while affording them the opportunity to enjoy the quiet side of the lake. Festivals, culture, cuisine, music and art fill the Northshore and the moss draped rivers and bayous make this area an enviable place to live.

All 286 units are individually owned and are managed by Restoration Property Management. Phase I (Buildings 1-19) were built in 1997, Building 1 was re-built in 2021 and Phase II (Buildings 20-30) were built in 2007.

It is the homeowner’s responsibility to pay their HOA dues before the due date. They are due on the 1st and late after the 10th. Dues can be paid online via the homeowner portal with ACH or credit card or by mailing a check/money order to the below:

Phase I (buildings 1-19) starting 01/01/2026 dues are: $540/month (water included). 
Phase II (buildings 20-30) starting 01/01/2026 dues are $485/month (water is not included).

Emerald Forest features a resort style pool, as well as a clubhouse, library and a workout room. The community is gated and office hours are: Monday – Friday (8:00 a.m. – 5:00 p.m.).

Emerald Forest is not an Assisted Living community.
